Insurance claiming “significant granular loss”

Subject: Concerns About Insurance Claim – “Significant Granular Loss”

I recently received a letter from my fire insurance provider (CA Fair Plan) informing me that they are dropping my dwelling replacement coverage due to what they describe as “significant granular loss” on my roof. They claim this means over 10% of the roof is missing granular material.

However, they have not conducted a home inspection, so I suspect they relied on images from Google Earth or aerial surveys. In reality, my roof is in excellent condition with almost no loss at all. Is this a common practice for insurance companies to reduce coverage without a thorough inspection? I have already filed an appeal and included detailed photos for review.

  1. It sounds frustrating to deal with your insurance company’s decision, especially without a proper inspection. It’s not uncommon for insurance companies to use aerial imagery for assessments, but it can sometimes lead to inaccuracies, particularly for details like granular loss.

Since you’ve already appealed with detailed images showing your roof’s good condition, it’s important to follow up with them and push for a re-evaluation. You might consider requesting that they send an inspector to do an on-site assessment; this could help clarify the condition of your roof. Keep all your communications documented and, if necessary, look into getting a second opinion from a licensed roofer who can provide a report to support your case.

If things don’t progress after your appeal, you might also want to explore speaking with a lawyer or an insurance expert who could help guide you through the process or negotiate on your behalf. Best of luck!
