Should I Begin Repairs?
Hi everyone,
I recently dealt with a tenant who caused significant damage to my property. I’ve filed several claims with my home insurance provider, and they’ve sent out a field adjuster and an engineer to thoroughly document all the damages. Additionally, I’m required to speak with the insurance company’s attorney and submit a sworn statement.
My question is, am I cleared to start repairs to make the house rent-ready again? It seems like the insurance company has all the necessary documentation and evidence. However, my adjuster keeps emphasizing that this is a lengthy process and that they can’t confirm if I can begin repairs yet. I feel stuck and uncertain about the next steps. Any advice would be greatly appreciated. Thank you!
Hello!
It sounds like you’re in a frustrating situation, and I can understand why you want to get started on repairs. However, based on what you’ve shared, it would be best to wait for the insurance company to give you the official go-ahead before starting any repairs. Since the adjuster has indicated that this process could be lengthy and that they haven’t made a determination yet, starting repairs could complicate your claim or affect your coverage if they have to assess any further damages.
Consider following up directly with your adjuster for clarity. You might want to ask about a timeline for when you can expect a decision and express your concern about the delay. It could also be helpful to keep thorough documentation of any communication with the insurance company regarding this matter. If you’re feeling uncertain, consulting with the attorney representing the insurance company may also help clarify your position and any implications of starting repairs prematurely.
In the meantime, you could start planning for the repairs you need to make, so you’re ready to go as soon as you get the green light. Good luck, and I hope you can get this resolved soon!
