I’m reaching out for advice regarding our ongoing claim with State Farm in the Gulf Shores area. Our HOA policy covers a significant loss we experienced due to a fire in one of the units. It’s been 9 months since we opened the claim, and unfortunately, I haven’t heard from the adjuster in at least 5 months.

Initially, there were some communications to clarify the bylaws and identify what’s covered under the HOA policy versus the unit owner policy. They confirmed that they would cover the claim, and I received a response after informing them about a reputable repair company (which took me four attempts to find). Ultimately, it took me around 3 months from the incident to get an estimate to them.

Since that estimate was submitted, I’ve been in the dark. I’ve made about 5 calls and sent 10 emails, and none have been acknowledged. Thankfully, the unit owner is an adjuster themselves, who informed me that the estimate needs to be in Xactimate format. I have to wonder why this wasn’t included in the policy requirements, and why my own adjuster hasn’t mentioned this. As a result, I’ve now had to hire an outside consultant to convert the contractor’s estimate to Xactimate, which has been helpful in understanding insurer requirements. They’ve also indicated that we’ll need engineer plans due to structural damage—no problem, we’ve selected a company that can provide that. However, they require a $10,000 down payment to start the work and draft those plans.

The unit owner’s adjuster suggested that I should be able to get an advance for this type of expense. However, after reaching out again, I’ve been met with silence. The only person who responds is our agent, but they have no direct involvement in handling the claim. I’ve also tried escalating the issue to our adjuster’s supervisor, asking if the advance is available and what information I need to provide. Still nothing—7 weeks of follow-ups and no callbacks.

It’s frustrating that I have to rely on a consultant and insights from the unit owner’s adjuster instead of receiving clear information from State Farm’s adjuster. Initially, I asked for a reference for preferred restoration companies early in the claims process, but I was told this wasn’t possible due to a supposed conflict of interest.

I’m feeling at a loss for what to do next. It’s been 9 months since the incident, the property is unlivable, and no repairs have been scheduled or started. What steps can I take to move this forward? This is beyond frustrating!
