How soon do I need to file a claim with the CA Fair Plan for wind-related damage to my roof?

During a wind storm this week, a large branch from a redwood tree fell and damaged my flat roof. Fortunately, the TPO membrane remains intact, and there are no leaks at this time. However, we’ve discovered a cracked joist, and the drywall beneath it will need to be replaced.

At this point, we haven’t done much demolition beyond safety measures, so I’m not sure how extensive the damage is. Is it acceptable to wait until after the demo to file a claim? How much time do I have?

This claim would mark my second with the CA Fair Plan for wind damage in the past five years, and I know that’s not ideal. We’ve maintained our trees every two years, but redwoods can be unpredictable. This is the first time in five years that a tree has caused damage to the roof.

  1. I’m sorry to hear about the damage to your roof. It’s always a stressful situation when unexpected incidents occur.

In California, you generally should report any damage to your insurance company as soon as you become aware of it. The CA Fair Plan doesn’t have a strict deadline for filing a claim, but it’s best to notify them promptly to avoid any complications later. Waiting until after demolition to file a claim could be risky, as the insurer might need to assess the damage before any repairs are made.

Since you mentioned it’s your second claim in five years, it’s understandable to be concerned about your claims history. However, if the damage is significant, it’s still advisable to make the claim as soon as possible. Document everything with photos and detailed notes to support your claim, especially if it helps show the extent of the damage after demo.

I recommend reaching out to CA Fair Plan directly to discuss your situation and get specific guidance based on your policy and circumstances. They’ll be able to provide you with the most accurate information regarding claims and any impact on future coverage. Good luck, and I hope the damage can be resolved quickly!
