Property insurers requiring home inspections for coverage?

Is anyone else dealing with property insurers mandating home inspections for coverage? My neighbor was looking to save on their homeowners insurance in Georgia and found a more affordable option. However, after committing to the new policy, they were suddenly informed that an inspection was necessary, and they had to replace their roof, which was installed in 1987 and only 10 years old with no leaks or problems. They ended up spending $7,000—so much for saving money!

Has anyone had a similar experience? I’m with USAA and trying to lower my rates (I have both property and car insurance with them). I’m tired of their ongoing rate hikes. Thanks for any insights!
